Your questions about regrouting in Pathhead
I let a flat near Kirkcaldy station. Can you help?
Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you take on hotel work around Pathhead?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you guarantee regrouting?
You get our 12-month guarantee on every job. We’re also fully insured.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
Regrouting in Pathhead, done properly
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on wet rooms, shower walls and bathroom floors, and people most often call us about grout washed out of a shower and grout that makes sound tiles look old.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

The process
The work is kept neat and contained to the joints we are treating. The job normally takes a few hours for a shower enclosure, longer for a whole room, and we tell you how long to leave it before we go. Somewhere like Pathhead may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Clear the area around the work

Aftercare tips
To keep the joints looking good and working properly:
- Wipe or squeegee the shower walls
- Give the walls a quick rinse after use
- Have loose tiles looked at early
- Look at the sealant in the corners now and then
Give the new grout the time we tell you before using the shower, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.
Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
What affects the quote in Pathhead
We don’t publish a price list, because jobs vary so much. What we look at:
- The amount of work
- How many rooms, windows or areas are involved
- Whether the work is at height
- Mould in or behind the old joints
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
You do not need to know the technical terms. Just tell us:
- Whether it’s a home or a business
- A few pictures by email, if you can
- Whether it has been sealed before
- How many joints, rooms or windows are involved
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Tiles that have come away from the wall
- Water coming from plumbing rather than grout
- Movement in a stud wall or floor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What we are called out for in Pathhead
Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.
Keep an eye out for any of the following:
- Grout that makes sound tiles look old
- Stained grout that cleaning won’t shift
- Grout washed out of a shower
- Cracked or crumbling grout lines
If you let a flat or house near Kirkcaldy station, a regrout while the flat is empty is quicker than working around a tenant.
What to look for in a quote
- Whether they’re fully insured
- Which colour the sealant will be
- How long to leave it before use
- What the quote includes, VAT included or not

Regrouting in Pathhead: local notes
Pathhead is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Pathhead has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Managing a site like Kirkcaldy High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Dysart Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
