Regrouting in Rosyth, done properly
We work across Rosyth, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We are often asked to deal with grout in corners that has cracked and good tiles let down by tired grout, on kitchen splashbacks, bathroom floors and bathroom wall tiles.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits
We will not take on work that won’t last, so these are the limits:
- Tiles that are chipped or split
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are loose or hollow behind
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Leave it or put it right?
Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Dealing with it now keeps it small. In a place like Rosyth, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

FAQs for Rosyth
Will you come out to Rosyth?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you cover Rosyth for regrouting?
Yes. We work across all of Scotland, and Rosyth is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
Will the sealant be renewed as well as the grout?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do you work for letting agents?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses.
Bathrooms and kitchens in Rosyth
Rosyth is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Rosyth station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Inverkeithing High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
Getting a quote
Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will take it from there.
Related advice
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Look at the sealant in the corners now and then
- Stick to mild products for cleaning grout
- Use a squeegee on the tiles after showering
- Don’t ignore a tile that feels loose
Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and let the room air.
Tiles can come away if failed grout is left. By then, new grout alone is not enough so early action pays.
Signs you need regrouting in Rosyth
Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
Any of these means the joints need attention:
- Splashback grout that has darkened
- Grout that’s cracking and breaking up
- Dirty, worn grout on a tiled floor
- Shower grout that has worn away
In the older streets around Rosyth Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- How the colour is chosen
- Who does the work, and how experienced they are
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
