Need regrouting in Townhill?

Regrouting for homes and businesses in Townhill

Across Townhill, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. If you are dealing with floor grout that has worn and darkened and grout that makes sound tiles look old, we can help, on wet rooms, kitchen splashbacks and bathroom wall tiles alike.

A bathroom in a place like Townhill gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Run the extractor fan during and after a shower
  • Use a soft brush rather than a wire one
  • Use a squeegee on the tiles after showering
  • Look at the sealant in the corners now and then

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

The process

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours, or longer for a fully tiled room. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Signs you need regrouting in Townhill

A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.

Signs it’s time to call us include:

  • Grout that makes sound tiles look old
  • Grout that’s cracking and breaking up
  • Grout in corners that has cracked
  • Splashback grout that has darkened

If you let a flat or house near Dunfermline Queen Margaret station, a regrout while the flat is empty is quicker than working around a tenant.

Honest limits

New sealant cannot fix everything, and we’ll tell you before we start. It will not solve:

  • A floor or wall that keeps moving
  • Water coming from plumbing rather than grout
  • Waterproofing that has failed below the tiling

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Townhill homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For site and facilities teams at buildings such as Queen Anne High School Dunfermline, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as St Margaret's R.C. Church, walls and floors in older homes can move, and sealant and grout show it first.

Townhill questions

Do you take on hotel work around Townhill?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Will you come out to Townhill?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you grout the corners?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

What guarantee comes with the work?

Our one-year guarantee covers every job, including regrouting.

How long should I wait before showering?

The wait depends on the materials and how warm the room is. We will tell you exactly how long at the end of the visit.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

What happens if it’s left?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
