About our window mastic in Townhill
There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on patio & French doors, uPVC windows and window sills, and people most often call us about a bead that doesn’t match the frame and rain getting in at the frame or under the sill.
Outdoor sealant needs a dry surface, so window work around Townhill is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
Big or small, you get the same one-year guarantee in Townhill and across Fife.

Window mastic in Townhill: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Managing a site like Queen Anne High School Dunfermline? Then the mastic around its windows and doors needs looking after like any other building’s. Homes close to St Margaret's R.C. Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Townhill is about 1 mile north of Dunfermline, in Fife. Jobs in Townhill get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our Fife coverage runs to 133 places, Townhill among them. You can also see our page for Edinburgh, roughly 13 miles from Townhill.

How we quote for window mastic
We quote each job individually. These are the things that affect it:
- The type of sealant required
- Whether there’s mould to deal with
- The size of the job
- When we can work, for business premises
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
To make quoting easier, let us know:
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
- Where the property is
- Roughly how big the job is
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before any work starts.
What sealant work can’t fix
We will not take on work that will not last, so here’s what sealant can’t put right:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Draughts through the window seals rather than the frame
- A frame that has rotted at the joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
Surfaces we seal
- Timber windows & doors
- Aluminium frames
- uPVC windows
- Composite doors
- Patio & French doors
- Window sills
Common problems we fix in Townhill
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.
It’s worth asking for a quote if you see:
- Leaking joints at the ends of sills
- Cracked or shrunken mastic around the frame
- Draughty joints inside around the window
- Sealant in the wrong colour for the frame
For landlords with property near Dunfermline Queen Margaret station, renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Whether they seal over old material or remove it
- How the colour is chosen
- How much experience the applicator has
- When the joint can take water or movement
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Questions from Townhill
Can you do window mastic in Townhill?
Yes. We work across all of Scotland, and Townhill is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Do you work for landlords with property near Dunfermline Queen Margaret station?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Is the work guaranteed?
Yes. Every job comes with our one-year guarantee, and we’re fully insured.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Will new mastic stop draughts?
Yes, where the draught is at the frame edge. We check where the draught is before work begins.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
How it works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes most of a day for a typical house, less for a few frames for a typical job. Outdoor work around Townhill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
Before we arrive
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
- Tell us about any previous sealing or DIY attempts

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Why it’s worth doing now in Townhill
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
