How we quote for sand mastic
Jobs vary more than people expect. What affects the quote:
- The number of rooms or windows
- Any mould that needs treating
- Any working-time requirements on site
- Whether the work is at height
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- Whether it’s a home or a business
- How we’d reach the joints
- Photos by email, if that is easy
- How many joints, rooms or windows are involved
For sand mastic in Townhill, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
Sand mastic in Townhill
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. Common call-outs are for window mastic to renew ahead of painting and weathered mastic on the most exposed windows, on brick reveals, tenement windows and sash and case windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Big or small, you get the same 12-month guarantee in Townhill and across Fife.

Looking after it afterwards
To keep the joints looking good and working properly:
- Plan mastic work ahead of painting
- Ask a joiner to look at soft timber first
- Avoid patching sand mastic with silicone
- Keep sills and gutters clear so water drains away
Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.
Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.
Sand mastic in Townhill: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. With historic houses such as Pittencrieff House (about 1.6 miles south-west) nearby, there’s older building stock in the area around Townhill as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Rented homes near Dunfermline Queen Margaret station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Homes close to St Margaret's R.C. Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Can you help a landlord with a rental near Dunfermline Queen Margaret station?
Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Townhill.
What is sand mastic?
It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Can I paint the new mastic?
It’s traditionally left unpainted, as guidance on traditional windows advises. Ask us before decorating.
When will the new mastic be hard?
A skin forms quite soon, but full hardening takes longer. We’ll explain what to expect before we leave.
How it works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a single window, longer for several. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking each surround and agreeing the joints to renew.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints
How to get a quote

Related advice
Common problems we fix in Townhill
Shallow joints are a common cause. A thin layer does not hold well, which is why we pack deep voids first and get the depth right.
These are the problems we’re asked about most:
- Mastic dropping out of the joint
- Cement or filler used on old window joints that has cracked
- Modern sealant on a period surround
- Draughty sash windows at the surround
Schools such as Queen Anne High School Dunfermline are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before booking
- Whether they’re fully insured
- How the colour is chosen
- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
What we can’t put right
Before you book, it’s worth knowing the limits:
- Sash cords, weights and draught-proofing of the sashes
- Decayed frames that need repair
- Putty and glazing repairs
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Period & listed homes
- Stone surrounds
- Tenement windows
- Brick reveals
- Timber door frames
- Sash and case windows
Leave it or put it right?
New mastic over crumbling mastic will not hold. We remove the loose material first so the new mastic stays put. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
