Fire rated sealant in Townhill

Fire rated sealant in Townhill

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We’re often asked to deal with standard silicone or caulk in a fire-stopping gap and holes left by a change of layout, across flats & HMOs, plasterboard & masonry and service penetrations.

In a smaller place like Townhill, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

There’s a 12-month guarantee on every job, large or small.

What we can’t put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Big openings where sealant alone is not the tested solution
  • Fire risk assessments, which need a qualified assessor
  • Walls or floors that weren’t built to resist fire

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Flats & HMOs
  • Linear gaps
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations
  • Door frames

What affects the cost of fire rated sealant

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • The size of the job
  • Mould in or behind the old joints

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • The address or postcode of the job
  • A few photos by email, if you can

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will explain what’s involved.

Do you need fire rated sealant in Townhill?

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.

If you can see any of these, it’s time to have the joints looked at:

  • Unsealed gaps around fire door frames
  • Gaps around pipes and cables through fire-resisting walls
  • Linear gaps at the head of walls
  • Gaps flagged on a fire risk assessment

For landlords with property near Dunfermline Queen Margaret station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • Who does the work, and how experienced they are
  • What product goes in the joint
  • Whether you can choose the colour
  • What guarantee comes with the work

Workplaces and buildings in Townhill

Townhill has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as St Margaret's R.C. Church, older buildings that have had new heating or wiring often have service gaps worth checking. Schools such as Queen Anne High School Dunfermline are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Questions from Townhill

Do you take on hotel work around Townhill?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is Townhill within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long will you be here?

Typically it takes from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Do you provide details of the products used?

Yes. When the job is done, we give you the locations and products. If you need pictures or a set layout, ask when you get a quote.

How do I get a quote for fire rated sealant in Townhill?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.

What happens if it’s left?

Paying for fire stopping that has to be redone is a false economy. If the details weren’t followed, the seal may need redoing when the building is next checked. Around Townhill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why Townhill clients choose us

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Surface by surface

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach, and we’ll tell you.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Townhill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Let us know about parking restrictions
