Quotes for bathroom resealing in Townhill

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • Access and height
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • The type of property
  • Pictures of the joints, sent by email

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

About our bathroom resealing in Townhill

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have failed sealant on the screen profile and two layers of silicone, both failing, we can put it right, on wet rooms, sinks & splashbacks and kitchen worktops & upstands alike.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Every job is covered by a one-year guarantee.

Bathroom resealing in Townhill: local notes

There are hotels and other places to stay in and around Townhill. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to St Margaret's R.C. Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Queen Anne High School Dunfermline, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Dunfermline Queen Margaret station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Townhill is about 1 mile north of Dunfermline, in Fife. Across the KY12 area, we cover bathroom resealing for homes and businesses. Townhill is one of 133 places in Fife where we work for bathroom resealing. You can also see our page for Edinburgh, about 13 miles away.

All of KY12 and KY11 is covered for bathroom resealing, from the main roads to the quietest streets. Streets in the area include Muir Road, Daviot Road and Kingseat Road, all of which we cover. Nearby, we also carry out bathroom resealing in Dunfermline (1 mile south), Wellwood (1 mile west), Abbeyview (1 mile south), Kingseat (1 mile north-east) and Pitreavie (2 miles south). Within a short drive, we also cover Kirkcaldy (11 miles east), Glenrothes (13 miles north-east), Cowdenbeath (4 miles north-east), Dysart (12 miles east), Dalgety Bay (4 miles south-east) and Rosyth (3 miles south).

A little further out are Kingsgate Centre (1.2 miles south-west) and Dunfermline Palace (1.5 miles south-west). For a walk, there’s Loch Fitty.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Never pick at the silicone with a blade
  • Clean with a mild bathroom cleaner and a soft cloth
  • Don’t let bottles sit on the bead
  • Look for lifting corners and small gaps now and then

Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A leaking waste, trap or valve
  • A tray or bath that’s cracked through
  • Failed grout lines across the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Why deal with it now?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a place like Townhill, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.

Townhill: your questions answered

Will you come out to Townhill?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take on hotel work around Townhill?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Is white the only colour available?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Can I add another job to the visit?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

How the job changes by surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for a single bath or shower. Outdoor work around Townhill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

  • Tell us about access, such as stairs, a lift or high-level joints
