Bathroom resealing in Wellwood
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with gaps where the bath or tray has moved and a bead that has pulled away from the tiles, across kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures.
Bathrooms in smaller places like Wellwood work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All our work is covered by our 12-month guarantee.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Water getting in through the grout rather than the sealant
- A tray or bath that’s cracked through
- A bath or tray that moves because it is not properly supported
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Joints and surfaces we work on
- Sinks & splashbacks
- Kitchen worktops & upstands
- Shower trays & enclosures
- Baths
- Basins & vanity units
- Wet rooms
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
Bathrooms and kitchens in Wellwood
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. There are hotels and other places to stay in and around Wellwood. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
For landlords with property near Dunfermline City station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near North Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Queen Anne High School Dunfermline are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Your questions about bathroom resealing in Wellwood
Will you come out to Wellwood?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Dunfermline City station. Can you help?
Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long will the resealing take?
Allow around two hours for one bath or shower, longer for a whole bathroom. We will confirm how long your job needs when we quote.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
How much does bathroom resealing cost in Wellwood?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How it works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases. Outside jobs in Wellwood need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.
Why act early in Wellwood
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Wipe up water along the back of the worktop
- Keep bottles off the sealant line
- Open a window or run the fan so the room dries
- Never pick at the silicone with a blade
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
