Bathroom resealing across KY12: what to expect

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and water getting behind the kitchen upstand.

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What you will pay

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

Landmarks near Crossford

Typical jobs here are in homes near Pittencrieff Park, Cairneyhill Church and Queen Anne High School Dunfermline. The closest station to Crossford is Dunfermline City station, about 1.8 miles east. Nearby you will also find Kingsgate Centre (1.6 miles north-east) and Pitfirrane Castle (under half a mile south-west). Open spaces near Crossford include Black Loch.

Bathroom resealing across KY12: local notes

KY12 has homes of every age, old and new, with plenty of rented property in places like Dunfermline, Abbeyview and Crossford. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across KY12. In the coastal parts of KY12, the sea-facing side of a building takes the most weather, so they’re often the first to fail. The right product and careful preparation help it last.

Crossford: Letting a property close to Dunfermline City station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Queen Anne High School Dunfermline? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Landlord and commercial work in KY12

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Why deal with it now?

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us.

Questions to ask before you book

  • What happens if the job turns out different
  • Whether they’re fully insured
  • Is VAT in the price?
  • What the cure time is

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall

Aftercare tips

So the new joints stay in good condition:

  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use
  • Stick to a soft cloth and a mild cleaner

Wipe up standing water along the worktop joint. A dry joint lasts longer.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

KY12: your questions answered

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How much does bathroom resealing cost in KY12?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
