How the job changes by surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Bathroom resealing for homes and businesses in Comrie
Across Comrie, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are splits where the tray meets the wall and cracked, shrunken or lifting silicone.
In and around a place like Comrie, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Do you need bathroom resealing in Comrie?
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
People normally contact us after spotting something like this:
- Sealant that has split, shrunk or peeled away
- New sealant laid over old sealant that is now lifting
- Lumpy, uneven sealant from a DIY attempt
- Leaking joints on a shower screen
Homes close to Church of The Most Holy Name include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Comrie homes and their sealant
Comrie is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In and around Comrie, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Keep bottles off the sealant line
- Never pick at the silicone with a blade
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What we can’t put right
It helps to know what we cannot do:
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Movement from a bath with loose feet or no proper support
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. Outdoor work around Comrie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, normally around 24 hours.
Preparing for the visit
- Tell us about any water getting in
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can

Advice
What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Around Comrie, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.
