About our bathroom resealing in Newmills
Across Newmills, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, wet rooms and basins & vanity units, and common reasons people get in touch are water getting behind the kitchen upstand and a reseal done over the top of the old bead.
In and around a place like Newmills, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Each job carries a 12-month guarantee, large or small.

How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean. Outdoor work around Newmills depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

- Tell us about any previous sealing or DIY attempts
- Clear the area around the work

What the job involves on each surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Bathroom resealing in Newmills: local notes
Newmills is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Homes close to Torryburn Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Around Newmills, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we are called out for in Newmills
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
People normally contact us when they notice one of these:
- Black mould in the silicone that won’t clean off
- Water escaping at the shower enclosure
- Water getting behind the bath panel
- A bead that has pulled away from the tiles
Schools such as Craigflower Preparatory School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- How the joint is cleaned and prepared
- Which colour the sealant will be
- How much experience the applicator has
- Which sealant they’ll use, and why
Questions from Newmills
Will you come out to Newmills?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do bathroom resealing in Newmills?
Yes, Newmills is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Squeegee the walls and tray after use
- Dry worktop joints after washing up
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
