Lochgelly Bathroom Resealing
Bathroom resealing across Lochgelly and nearby, with old sealant always removed completely and a one-year guarantee.
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
- Water getting behind the bath panel
Bathroom resealing in Lochgelly
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you’re dealing with leaking joints on a shower screen and new sealant laid over old sealant that is now lifting, we can put it right, on wet rooms, sinks & splashbacks and basins & vanity units alike.
In and around a place like Lochgelly, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common questions in Lochgelly
I let a flat near Lochgelly station. Can you help?
Yes. We work for letting agents and landlords as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Lochgelly within the area you cover?
Yes, Lochgelly is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Is white the only colour available?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Where are you based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Are you insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep an eye on the corners, where splits start
- Don’t leave water standing on kitchen joints
- Avoid abrasive pads on the sealant
- Move toiletries away from the joint
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. For a place like Lochgelly, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can

What we can’t put right
We’ll always be straight with you, so here’s what new sealant will not do:

- Loose or hollow tiles, or failed tanking behind them

Bathrooms and kitchens in Lochgelly
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What we’re called out for in Lochgelly
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Signs it’s time to call us include:
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
- Damp behind the bath or under the tray
- Gaps where the bath or tray has moved
Rented homes near Lochgelly station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
