Bathroom resealing in Lochore, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include a bead that has pulled away from the tiles and new sealant laid over old sealant that is now lifting, across basins & vanity units, baths and shower trays & enclosures.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

FAQs for Lochore

Can you help a landlord with a rental near Lochgelly station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you do bathroom resealing in Lochore?

Yes, Lochore is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job, and we are ARBOMaster approved applicators.

How much does bathroom resealing cost in Lochore?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What the job involves on each surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

Why book with us

  • White, clear, grey or another colour, product permitting
  • 20+ years of sealant experience
  • Neat joints and a tidy finish
  • Old sealant always removed completely

See our cost guide or our reviews.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Squeegee the walls and tray after use
  • Move toiletries away from the joint
  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

What we’re called out for in Lochore

Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

These are the problems we’re asked about most:

  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone
  • Water getting behind the bath panel
  • Two layers of silicone, both failing

Schools such as Lochgelly High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Is VAT in the price?
  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • What guarantee comes with the work

Bathroom resealing in Lochore: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Lochgelly station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Ballingry Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • The product the joint needs

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Whether it’s a home or a business
  • If someone has resealed it before
  • The rough size of the job

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Around Lochore, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Keep children and pets away from the work area
  • Clear the area around the work
  • Mention any parking rules near the property
