About bathroom resealing in KY4
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with a joint torn by a bath that flexes and a reseal done over the top of the old bead, on kitchen worktops & upstands, wet rooms and baths.
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.

Getting a quote
If you are in KY4 and need bathroom resealing, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Landmarks near Cowdenbeath
Typical jobs here are in homes near Cowdenbeath and Beath High School and the streets around them. There’s a railway station in Cowdenbeath itself: Cowdenbeath station. Other landmarks nearby include Lynebank Hospital (3.2 miles south-west) and Lathalmond Railway Museum (3.9 miles west). Not far away are Loch Fitty and Benarty Hill.
Where we work in KY4
From Cowdenbeath, Lochgelly and Kelty to its smaller places, homes across KY4 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across KY4.
Cowdenbeath: If you look after a building such as Beath High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Cowdenbeath station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What we’re called out for in KY4
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Keep an eye out for these signs:
- Gaps between the worktop and the wall
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
- Mouldy sealant that has gone black
What affects the quote in KY4
There’s no set price list. What we look at:
- Working hours on commercial sites
- How many areas need sealing
- The type of sealant required
- The size of the job
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
When you contact us, these details help:
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- Any access issues, like height or stairs
- Roughly how big the job is
Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will take it from there.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Move toiletries away from the joint
- Dry worktop joints after washing up
- Wipe the sealant dry after showering
- Keep the fan on for a while after bathing
Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
Why deal with it now?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
Comparing quotes
- How the surfaces are prepared before sealing
- Whether VAT is included
- What product goes in the joint
- Are they insured?
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Damage behind the tiles that needs a tiler
- A cracked shower tray or bath (that needs repair or replacement)
- Failed grout lines across the wall
Questions from KY4
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee, and we are fully insured.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
