About bathroom resealing in KY11
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across KY11. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, wet rooms and kitchen worktops & upstands, and people most often call us about two layers of silicone, both failing and a joint torn by a bath that flexes.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Bathrooms and kitchens across KY11
In KY11, bathroom resealing takes in flats, houses, rentals and businesses, from Dunfermline, Dalgety Bay and Rosyth to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including KY11. Coastal guest houses and holiday lets in KY11 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Dunfermline: Homes close to St Leonard's Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Dunfermline City station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why deal with it now?
Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

How to look after the new joints
To keep the joints looking good and working properly:
- Run the extractor fan during and after every shower
- Stick to a soft cloth and a mild cleaner
- Keep scourers and sharp tools away from the bead
- Wipe up water along the back of the worktop
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What we’re called out for in KY11
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
It’s worth asking for a quote if you see:
- A messy, uneven bead from a previous reseal
- Gaps between the worktop and the wall
- Black mould in the silicone that won’t clean off
- Water escaping at the shower enclosure
KY11: your questions answered
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
