Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

About our bathroom resealing in Limekilns

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. If you have a bead that has pulled away from the tiles and damp behind the bath or under the tray, we can put it right, on kitchen worktops & upstands, wet rooms and shower trays & enclosures alike.

A bathroom in a place like Limekilns gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Damage behind the tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep scourers and sharp tools away from the bead
  • Check the joints every few months for splits or lifting
  • Give the silicone its full cure time
  • Wipe the sealant dry after showering

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

FAQs for Limekilns

Do you work for landlords with property near Rosyth station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Limekilns?

Yes, Limekilns is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

What bathroom resealing looks like in Limekilns

Limekilns is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Limekilns Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Rosyth station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the visit works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Limekilns depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work
  • Mention any sign-in or site rules at work premises

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Signs you need bathroom resealing in Limekilns

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

These are the problems we are asked about most:

  • Gaps between the worktop and the wall
  • Leaks into the floor or ceiling below
  • Smears of silicone across the tiles
  • Black mould in the silicone that will not clean off

If you look after a building such as Dunfermline High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before booking

  • Whether they’re fully insured
  • When the joint can take water or movement
  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why

Our hiring checklist

Surface by surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
