Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How we handle external mastic in Limekilns

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the line blends in. If you are dealing with movement joints filled with mortar instead of sealant and water getting into walls through failed joints, we can put it right.

External sealant needs dry surfaces, so outdoor work around Limekilns is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

All of our work is guaranteed for twelve months, in Limekilns and everywhere else we cover.

Why it’s worth doing now in Limekilns

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In a place like Limekilns, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What external mastic looks like in Limekilns

Limekilns is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Schools such as Dunfermline High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near Limekilns Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Rosyth station, split movement joints are easy to miss on a rental until damp shows inside.

Limekilns is about 3 miles south-west of Dunfermline, in Fife. Anywhere in KY11, we cover external mastic for homes and businesses. We cover 133 towns and villages across Fife, from the larger towns to small villages. For nearby work, see our Edinburgh page.

We work across the KY11 postcode area for external mastic. We cover properties on Academy Square, Main Street and Sandilands and the roads around them. Neighbouring places we cover for external mastic include Camdean (2 miles east), Rosyth (2 miles east), Crossford (2 miles north), Pitreavie (2 miles north-east) and Dunfermline (3 miles north-east). For landlords and businesses

How we quote for external mastic

You will get a clear quote before we start. It takes into account:

  • Any mould that needs treating
  • Any working-time requirements on site
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Helping us quote

When you call or email, it’s useful to know:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

Questions from Limekilns

Does living near the coast affect external mastic in Limekilns?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

I let a flat near Rosyth station. Can you help?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Can new sealant go over the old?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Do you work at height?

Each building is different. Tell us the height, the number of joints and what’s below them.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Different surfaces, different methods

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

Cladding and façade panels

If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. Somewhere like Limekilns may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit

Looking after it afterwards

Looking after new joints is easy:

  • Ask before painting over external sealant
  • Tell anyone working on the walls about the movement joints
  • Clear growth from the base of walls and joints
  • Wash walls gently around the sealant

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
