Floor joint sealing near Limekilns

What we are called out for in Limekilns

Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges.

Most people get in touch after spotting something like this:

  • Open gaps along the bottom of skirting boards
  • Cracked caulk along skirting in bathrooms and kitchens
  • Grout cracking in a straight line across a floor
  • Threshold joints that have opened or worn

For buildings such as Limekilns Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Floor joint sealing in Limekilns

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side. We work on thresholds, concrete floor joints and skirting boards, and people most often call us about perimeter joints in tiled floors filled with grout and open gaps along the bottom of skirting boards.

Work in a place like Limekilns is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Landlord and commercial work in Limekilns

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

What we do, step by step

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. Outdoor work around Limekilns depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Subfloor problems that need a flooring contractor
  • Failed waterproofing under a wet room floor
  • Movement too big for a sealant joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Commercial floors
  • Concrete floor joints
  • Thresholds
  • Wet room & bathroom floors
  • Tiled floors
  • Skirting boards

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep floor cleaning water to a minimum at the edges
  • Keep dirt out of the joints
  • Don’t fill floor joints with caulk where they move or get wet
  • Don’t paint over silicone

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and the edges sound.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Different surfaces, different methods

Tiled floors

Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant coloured to suit.

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

New homes and floors in Limekilns

Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Limekilns: your questions answered

Can you help a landlord with a rental near Rosyth station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Limekilns for floor joint sealing?

Yes, Limekilns is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Will I be able to paint over the new joint?

Where you plan to paint, we do. Silicone does not take paint, so tell us your plans.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

When can I walk on the floor?

We give you a cure time for each joint. Feet are usually fine first, then mopping, then heavy wheels, depending on the product.

Is caulk good enough for skirting?

Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
