Regrouting for Limekilns homes and businesses

Regrouting in Limekilns, done properly

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We work on bathroom wall tiles, tiled floors and wet rooms, and the jobs we see most are grout that makes sound tiles look old and corners filled with grout instead of silicone.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Each job carries a 12-month guarantee, whatever its size.

Limekilns homes and their sealant

Limekilns is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Limekilns Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Dunfermline High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Rosyth station? Then a regrout while the flat is empty is quicker than working around a tenant.

Limekilns is about 3 miles south-west of Dunfermline, in Fife. Homes, rented property, offices and hotels in Limekilns is covered for regrouting, old or new, large or small. What happens on the day

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. For a place like Limekilns, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work

Landlords, agents and businesses in Limekilns

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Limekilns questions

Can you help a landlord with a rental near Rosyth station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Can you do regrouting in Limekilns?

Yes, Limekilns is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

What do you need from me for a quote?

Tell us what needs doing and where. If we need more, we’ll ask.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

How long should I wait before showering?

You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.

Are you fully insured?

Yes. We’re fully insured.

Is resealing included with regrouting?

Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • Loose tiles, which need refixing first
  • A structure that flexes behind the tiles
  • A leaking wet room membrane

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Wet rooms
  • Tiled floors
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Shower walls

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Use a soft brush rather than a wire one
  • Run the extractor fan during and after a shower
  • Keep harsh bleach and acid cleaners off the grout
  • Wipe water off the walls when you’re done

Before we leave, you’ll know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

Leave it or put it right?

Cleaning products may brighten grout for a time, but mould that has got into grout normally comes back. Replacing the grout and resealing the edges is a lasting fix. Around Limekilns, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What affects the quote in Limekilns

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • Access and height
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • What’s wrong with the joints now

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
