What sealant work can’t fix

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Waterproofing that has failed below the tiling
  • A leaking shower valve or waste
  • Cracked or broken tiles

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

About our regrouting in Crossford

If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you’re at it. We work on tiled floors, kitchen splashbacks and bathroom floors, and people most often call us about grout in corners that has cracked and cracked or crumbling grout lines.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job, large or small.

Regrouting around Crossford

Crossford is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For an older house near a landmark such as Cairneyhill Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Queen Anne High School Dunfermline, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Dunfermline City station? Then a regrout while the flat is empty is quicker than working around a tenant.

Crossford is about 3 miles west of Dunfermline, in Fife. We carry out regrouting for homes and businesses in Crossford and nearby, as part of our work across Fife. Our Fife coverage runs to 133 places, Crossford among them. Our Edinburgh page covers work nearby.

Our applicators cover all of the KY12 postcode area for regrouting and the streets around it. We cover properties on Main Street, Meadow View and Pitfirane Park. If you are just outside Crossford, we cover Wellwood (2 miles north-east), Limekilns (2 miles south), Dunfermline (3 miles east), Pitreavie (3 miles east) and Townhill (3 miles north-east). Further out, we also cover Kirkcaldy (14 miles east), Glenrothes (15 miles north-east), Cowdenbeath (6 miles north-east), Dysart (15 miles east), Dalgety Bay (6 miles east) and Rosyth (3 miles south-east).

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room and we leave things clean and tidy. Somewhere like Crossford may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Crossford: your questions answered

Is Crossford within the area you cover?

Yes. Crossford is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Dunfermline City station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do you regrout part of a bathroom, like the shower?

Yes. Many jobs are just the shower walls, or the area where the grout has gone.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you have insurance?

Yes. We’re fully insured.

How long does the job take?

A typical job takes a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. We will confirm how long when we quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Surface by surface

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

How we quote for regrouting

There’s no set price list, because jobs vary so much. What we look at:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • How many areas need sealing
  • Whether there’s mould to deal with

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear price before we start.

What to tell us for a quote

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

Want a quote for regrouting? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before any work starts.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Skip wire brushes and scourers
  • Keep the fan on after showering
  • Get any tile that moves checked promptly
  • Use a squeegee on the tiles after showering

Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.

What happens if it’s left?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In an older home around Crossford, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
