How the job changes by surface
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.
About our floor joint sealing in Lochgelly
A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors so the joint stays neat. Typical jobs include worn sealant at door thresholds and open joints around bathroom floor edges, across commercial floors, wet room & bathroom floors and thresholds.
Around smaller Scottish places like Lochgelly, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
All our work comes with a 12-month guarantee.

What else we do in Lochgelly
Leave it or put it right?
Floor joints left open collect dirt that’s hard to clean out and makes the floor look worn. Sealed joints are easier to keep clean. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost reflects the work involved, not guesswork. That is why we ask about the job first.

Signs you need floor joint sealing in Lochgelly
Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits so the gap reappears.
These are the problems we are asked about most:
- Tiled floors with no room to move
- Concrete floor joints that have broken down
- Rigid edge joints in tiled floors
- Gaps at thresholds between rooms
Schools such as Lochgelly High School are buildings too, and entrance and corridor floor joints take a lot of traffic.
What your quote should include
- Is the old sealant removed completely?
- What the quote includes, VAT included or not
- What the cure time is
- Whether they’re fully insured
Floor joint sealing around Lochgelly
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Lochgelly questions
Do you cover smaller places like Lochgelly?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Lochgelly station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
Do you have insurance?
Yes. Full insurance covers our work.
Do you work on commercial floors?
Yes, including warehouses, units, shops and offices. Work can be planned around your hours.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint.
Can grout be replaced with sealant on a tiled floor?
In many cases, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. If tiles are loose, that needs fixing first.
How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Lochgelly need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
How to prepare
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Tell us about any water getting in

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Mark off resealed joints in warehouses
- Sweep along the edges of the floor
- Use a well-wrung mop rather than flooding the floor
- Keep caulk for dry, still joints only
Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal early on.
A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner.
