Trusted external mastic in Rosyth

External mastic in Rosyth, done properly

On houses, flats and commercial buildings across Rosyth, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you have rain getting behind render or cladding at a joint and panel joints letting water in, we can help, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Rosyth need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Advice

Rosyth buildings and the weather

Rosyth is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Pittencrieff House (about 2.7 miles north-west) are a reminder that the area around Rosyth has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you live in an older home near Rosyth Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Rosyth station, outside joints that have cracked can let damp into a rental, so check them between lets.

Rosyth is about 2 miles south of Dunfermline, in Fife. Whether you’re in the middle of Rosyth or further out, we cover external mastic for every kind of property. Across Fife, we cover 133 places, and Rosyth is one of them. Edinburgh is on our list too, about 11 miles from Rosyth.

All of KY11 is covered for external mastic, from the main roads to the quietest streets. That includes homes and businesses on Admiralty Road, King's Crescent and Maxton Place and the roads around them. Rosyth is on the B980, so it’s easy for us to get to with everything needed for external mastic. Other places close to Rosyth include Camdean (1 mile north-west), Pitreavie (1 mile north), Limekilns (2 miles west), Abbeyview (2 miles north) and Dunfermline (2 miles north). We also work in nearby towns such as Kirkcaldy (12 miles north-east), Glenrothes (15 miles north-east), Cowdenbeath (6 miles north-east), Dysart (13 miles north-east), Dalgety Bay (3 miles east) and Lochgelly (8 miles north-east). Rosyth is among the bigger towns we cover in Fife.

What happens if it’s left?

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep water from gutters off the wall
  • Clear growth from the base of walls and joints
  • Never let anyone fill a movement joint with mortar
  • Leave the joints unpainted unless we have said otherwise

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Signs you need external mastic in Rosyth

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

The most common problems we see are:

  • Rain getting behind render or cladding at a joint
  • Rigid filler in a joint that should flex
  • Failed seals between different materials
  • Leaking joints around cladding and façade panels

Schools such as Inverkeithing High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How to choose a mastic man

What affects the cost of external mastic

Jobs vary more than people expect. What affects the quote:

  • Any working-time requirements on site
  • Access and height
  • Mould in or behind the old joints
  • The old material and how stubborn it is

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Any access issues, like height or stairs
  • The type of property
  • The rough size of the job
  • The problem you’ve noticed

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.

FAQs for Rosyth

Do you cover smaller places like Rosyth?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is external mastic in a coastal place like Rosyth any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can you reach joints on upper floors?

It depends on the building. Send us pictures and a rough idea of the height, and we will confirm what access is needed.

What is a movement joint?

A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.
