Bathroom resealing for homes and businesses in North Queensferry

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you are dealing with a messy, uneven bead from a previous reseal and gaps between the worktop and the wall, we can put it right, on shower trays & enclosures, basins & vanity units and baths alike.

For a place like North Queensferry, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

FAQs for North Queensferry

Do you cover smaller places like North Queensferry?

Yes, North Queensferry is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and guest houses in North Queensferry?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Does the resealing come with a guarantee?

Yes. Every job carries our one-year guarantee.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Quotes for bathroom resealing in North Queensferry

Your quote is based on your job. We take into account:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • What’s wrong with the joints now

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Bathroom resealing around North Queensferry

North Queensferry is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Queensferry High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near North Queensferry station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we cannot put right

We’ll always be straight with you, so here’s what new sealant will not do:

  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures

How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a morning or an afternoon for most single baths and showers. For a place like North Queensferry, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area

Advice

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Don’t let bottles sit on the bead
  • Look for lifting corners and small gaps now and then
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What we’re called out for in North Queensferry

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Most people get in touch when they notice something like this:

  • Sealant that has split, shrunk or peeled away
  • New sealant laid over old sealant that is now lifting
  • Damp behind the bath or under the tray
  • Splits where the tray meets the wall

In the older streets around Episcopal Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
