Sand mastic for homes and businesses in North Queensferry

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we’ll talk through which suits your home. We work on sash and case windows, tenement windows and timber door frames, and the jobs we see most are gaps round a timber door in stone or brick and window mastic to renew ahead of painting.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, you get the same one-year guarantee in North Queensferry and across Fife.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Clear gutters so water does not pour onto the windows
  • Plan mastic work ahead of painting
  • Do not run silicone over sand mastic
  • Inspect the joints round the windows every year or so

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

When to call us in North Queensferry

Previous repairs in cement or silicone often trap water or crack away. They don’t move with the timber and we normally remove them.

Signs it’s time to call us include:

  • Cement or filler used on old window joints that has cracked
  • Weathered mastic on the most exposed windows
  • Mastic round period door frames that has failed
  • Wind and rain getting in round a sash window

For landlords with property near North Queensferry station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Choosing a sealant specialist

Landlords, agents and businesses in North Queensferry

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. Several sites can go on one quote.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Frames and glazing around North Queensferry

North Queensferry is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Queensferry High School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Episcopal Church of St Peter, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Quotes for sand mastic in North Queensferry

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The number of rooms or windows
  • The type of sealant required

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

North Queensferry: your questions answered

Do you work for landlords with property near North Queensferry station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Does the coastal weather in North Queensferry affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Can I choose the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

Do you cover North Queensferry?

Yes. We cover North Queensferry, as part of our work across South East England, London and Scotland. To book, email us at info@mrmastic.co.uk.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How long does sand mastic take?

Typically it takes a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer, and we’ll tell you how long to expect.
