Inverkeithing questions

I let a flat near Inverkeithing station. Can you help?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you take on hotel work around Inverkeithing?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Where are you based?

Mr Mastic is based in Crawley. We cover Inverkeithing and the rest of Fife.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Bathroom resealing in Inverkeithing, done properly

Across Inverkeithing, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have failed sealant on the screen profile and smears of silicone across the tiles, we can help.

Bathrooms in smaller places like Inverkeithing work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Landlord and commercial work in Inverkeithing

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray or bath that is cracked through
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Baths
  • Basins & vanity units

What the job involves on each surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Do you need bathroom resealing in Inverkeithing?

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

These are the problems we’re asked about most:

  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen

For site and facilities teams at buildings such as Inverkeithing High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • How the joint is cleaned and prepared
  • Which colour the sealant will be
  • Who does the work, and how experienced they are
  • What guarantee comes with the work

What bathroom resealing looks like in Inverkeithing

Inverkeithing is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near St Peter's Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Inverkeithing station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why act early in Inverkeithing

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Around Inverkeithing, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.
