About our external mastic in Inverkeithing
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you have damp patches traced to an open external joint and movement joints filled with mortar instead of sealant, we can help.
Outside joints can only be sealed when they’re dry, so work in Inverkeithing depends on the weather. Let us know about access to every wall and roofline.
Our work is backed for twelve months.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Keep soil, plants and ivy away from the joints
- Ask before painting over external sealant
- Keep high-pressure jets off the joints
- Keep movement joints as flexible joints, not mortar
Do not paint over the new sealant unless we have said the product is paintable. Many exterior sealants are not designed to be painted.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Questions from Inverkeithing
Do you work for landlords with property near Inverkeithing station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Is external mastic in a coastal place like Inverkeithing any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
How long does external mastic take?
Most jobs take anything from a few hours to several days, depending on the building, including the preparation. Your quote will say how long we expect yours to take.
What colours does the sealant come in?
The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Do you cover Inverkeithing?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
Do you work at height?
Each building is different. Send us photos and a rough idea of the height and we will confirm how they can be reached safely.
Walls and rooflines in Inverkeithing
Inverkeithing is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Pittencrieff House (about 3.8 miles north-west) are a reminder that the area around Inverkeithing has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
If you look after a building such as Inverkeithing High School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Inverkeithing station, outside joints that have cracked can let damp into a rental, so check them between lets.

What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Loose or hollow render, which needs re-rendering
- Structural movement, which needs a surveyor or engineer
- Damp that isn’t coming from the joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

How the job changes by surface
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it or an approved alternative. Send us any details you have about the façade.
How the visit works
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work usually takes anything from a few hours to several days, depending on the building. Somewhere like Inverkeithing may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Clear the area around the work
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can

Related advice
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
When to call us in Inverkeithing
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and speed up the damage.
It’s worth asking for a quote if you see:
- Joints where the bead has come unstuck
- Weeds or debris growing in open joints
- Rigid filler in a joint that should flex
- Cracked joints where brick meets render or frames
In the older streets around St Peter's Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
What to look for in a quote
- What insurance they hold
- How the colour is chosen
- Is VAT in the price?
- Whether all the old sealant comes out first
