Sealant work in KY99

Bathroom resealing across KY99: what to expect

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across KY99. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with water escaping at the shower enclosure and black mould in the silicone that won’t clean off, on sinks & splashbacks, wet rooms and baths.

At the end, we look at the finished work together. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What you will pay

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Landmarks near Pitreavie

We work in homes and buildings around Pittencrieff Park, Masterton and Dunfermline High School. Pitreavie has its own railway station: Rosyth station. Well-known places in the area include Kingsgate Centre (1.9 miles north-west) and Lynebank Hospital (2 miles north). Not far away are Loch Fitty.

Where we work in KY99

From Pitreavie and Camdean to its smaller places, homes across KY99 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including KY99. Along the coast in KY99, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.

Pitreavie: If you let a flat or house near Rosyth station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Dunfermline High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep scourers and sharp tools away from the bead
  • Squeegee the walls and tray after use
  • Wipe up water along the back of the worktop
  • Move toiletries away from the joint

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Why act early?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

Questions to ask before you book

  • What preparation is included
  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are

Work for landlords, hotels and businesses

Letting agents and landlords in KY99 can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Different surfaces, different methods

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

KY99: your questions answered

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Are you fully insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

How long will the resealing take?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
