Need sand mastic in Pitreavie?

Leave it or put it right?

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Sand mastic in Pitreavie

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice, and we can replace one with the other. Typical jobs include mastic worn away on windows facing the weather and tired mastic found when preparing windows for paint, on tenement windows, sash and case windows and period & listed homes.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • Any mould that needs treating

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Pitreavie homes and the weather

Pitreavie is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. With historic houses such as Pittencrieff House (about 1.9 miles north-west) nearby, there’s older building stock in the area around Pitreavie as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Dunfermline High School, larger buildings have plenty of frames, and the mastic around each one ages. Historic houses such as Pittencrieff House, about 1.9 miles north-west, show how far back building around Pitreavie goes.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours per window, depending on the condition of the joints. Around Pitreavie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Surface by surface

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

What we cannot put right

It helps to know what we can’t do:

  • Whether work needs listed building consent
  • Timber that has rotted
  • Crumbling stone or brickwork round the window

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Common problems we fix in Pitreavie

Paint, silicone or cement used over old mastic causes problems. They do not move with the timber and we normally remove them.

People normally contact us when they notice one of these:

  • A silicone bead on a sash window that spoils the look
  • Failed mastic on an exposed elevation
  • Window mastic to renew ahead of painting
  • Gaps round a timber door in stone or brick

If you let a flat or house near Rosyth station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Choosing a sealant specialist

Pitreavie questions

Does the coastal weather in Pitreavie affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near Rosyth station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Is it OK to seal over old sealant?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Will there be a smell?

Some sealants have a smell while they cure. Opening a window helps.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
