About our sand mastic in Camdean
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We work on period & listed homes, tenement windows and brick reveals, and the jobs we see most are old cement repairs round a window that have failed and window mastic to renew ahead of painting.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You get a 12-month guarantee, the same in Camdean as everywhere else we work.

Brick reveals
Loose mastic comes out and deep gaps are packed before pointing.
Stone surrounds
Old stone surrounds are often uneven, so the gap isn’t the same all the way round. Sand mastic is shaped by hand to suit.
Do you need sand mastic in Camdean?
Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint, and they normally need raking out.
Common reasons people contact us are:
- Open joints round the window box
- Modern sealant on a period surround
- Weathered mastic on the most exposed windows
- Mastic round period door frames that has failed
Rented homes near Rosyth station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

FAQs for Camdean
Do you cover smaller places like Camdean?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is sand mastic in a coastal place like Camdean any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do I need permission for sand mastic on a listed building?
Check with your local planning authority. They decide whether consent is needed.
Why it’s worth doing now in Camdean
New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Look over the window mastic once a year
- Ask a joiner to look at soft timber first
- Check with your local planning authority if your home is listed
- Take care around the mastic when scraping paint
Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
Windows and doors in Camdean
Camdean is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Historic houses like Pittencrieff House (about 2.3 miles north-west) are a reminder that the area around Camdean has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For site and facilities teams at buildings such as Dunfermline High School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Rosyth Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
