Bathroom resealing in Steelend, done properly

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you email us at info@mrmastic.co.uk, and you’ll get a clear quote before any work starts. We work on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are water escaping at the shower enclosure and new sealant laid over old sealant that is now lifting.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

All our work is covered by our 12-month guarantee.

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

The process

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outdoor work around Steelend depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed

Advice

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Where we work in Steelend

  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In an older home around Steelend, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Questions from Steelend

Do you cover smaller places like Steelend?

Yes. Steelend is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Dunfermline City station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Where do you work from?

We work from Crawley. Our applicators cover Steelend.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Will there be a smell?

There can be a smell while the sealant cures. Opening a window helps.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Different surfaces, different methods

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear price before we start.

Helping us quote

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • Roughly how big the job is

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before work begins.

Bathroom resealing around Steelend

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Dunfermline City station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In and around Steelend, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
