Steelend External Mastic
Our applicators work in Steelend on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Sealant that has lost its bond to the brick or render
- Failed seals between different materials
- Brick movement joints where the sealant has split
How we handle external mastic in Steelend
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render. Common call-outs are for joints with sealant missing in places and old sealant gone brittle and cracked, across render & cladding joints, joints between brick and frames and façade panels.
Outside joints can only be sealed when they’re dry, so work in Steelend depends on the weather. Let us know about access to every wall and roofline.
Big or small, you get the same 12-month guarantee in Steelend and across Fife.

What the job involves on each surface
Copings and trims
Metal and stone copings both move with temperature, so a flexible sealant suits them best.
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
How we quote for external mastic
Every job gets its own quote. This is what makes a difference:
- The number and length of the joints
- How easy the joints are to reach
- The product the joint needs
- The old material and how stubborn it is
Doing several joints on one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.
Asking for a quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Any access issues, like height or stairs
- The type of property
- How many joints, rooms or windows are involved
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.
For landlords and businesses
For anyone letting property in or around Steelend, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
When to call us in Steelend
Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
The most common problems we see are:
- Movement joints with cracked, split or missing sealant
- Rigid filler in a joint that should flex
- Cracked joints where brick meets render or frames
- Damp patches traced to an open external joint
Rented homes near Dunfermline City station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.
What your quote should include
- What the quote includes, VAT included or not
- Whether they’re fully insured
- What product goes in the joint
- How long the guarantee is

How the visit works
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. Most jobs take a few hours for a handful of joints, longer for a whole elevation. For a place like Steelend, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Mention any tricky access
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed

Questions from Steelend
Can you help a landlord with a rental near Dunfermline City station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can you do external mastic in Steelend?
Yes, Steelend is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Should I point up the gap in my brickwork?
No. A mortar-filled joint cannot move, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Can you seal joints between render and window frames?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.
What is a movement joint?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Cracks in the bricks or render themselves, away from the joints
- Failed render or damaged cladding panels
- Cutting new joints into brickwork, which is building work rather than sealant work
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
