Common questions in Carnock

Is Carnock within the area you cover?

Yes. Carnock is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Carnock affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

Do you work at height?

It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it doesn’t stand out.

How long will you be here?

That depends on how much there is to do, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We’ll give you a better idea when we quote.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

How we handle external mastic in Carnock

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on render & cladding joints, façade panels and brickwork movement joints, and the jobs we see most are joints where the bead has come unstuck and hard, crazed mastic that has stopped moving.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a one-year guarantee.

The process

At the end, we look at the finished work together and explain the cure time. The work normally takes anything from a few hours to several days, depending on the building, depending on the amount of work. Outside jobs in Carnock need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

Advice

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Copings & trims
  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Check the sealant is paintable before painting near it
  • Keep soil, plants and ivy away from the joints
  • Point out the joints to other trades
  • Fix overflowing gutters above sealed joints

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • The number and length of the joints
  • Which sealant suits the joint

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What to tell us for a quote

When you contact us, these details help:

  • A few pictures by email, if you can
  • How we’d reach the joints
  • Any previous sealing or DIY work
  • The address or postcode of the job

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

What external mastic looks like in Carnock

Carnock is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Homes close to Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Leave it or put it right?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

What we’re called out for in Carnock

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

Look out for any of the following:

  • Plants rooting in failed movement joints
  • Panel joints letting water in
  • Gaps where render, brick and frames meet
  • Joints where the bead has come unstuck

Letting a property close to Dunfermline City station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
