How we handle external mastic in Comrie

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. We work on concrete & block, copings & trims and joints between brick and frames, and people most often call us about brick movement joints where the sealant has split and rain getting behind render or cladding at a joint.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Our work is backed for twelve months.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

External mastic in Comrie: local notes

Comrie is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Church of The Most Holy Name, an extension built onto an older house moves differently, and the joint between them takes the strain.

Surface by surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Around Comrie, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Keep pets and children clear of the area while we work

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Point out the joints to other trades
  • Get split or bare joints resealed while the damage is small
  • Keep high-pressure jets off the joints
  • Make sure movement joints aren’t pointed over

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames

What affects the cost of external mastic

For a quick quote, just ask. What matters most is:

  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • The number and length of the joints

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • Where the property is

There’s no standard price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Comrie: your questions answered

Do you cover Comrie for external mastic?

Yes, Comrie is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Is external mastic in a coastal place like Comrie any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

How long will you be here?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. We will confirm how long when we quote.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render so the joint blends in. Exterior sealants come in a good range of colours.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Where are you based?

We work from Crawley. Our applicators cover Comrie.

Common problems we fix in Comrie

Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.

Most people get in touch when they notice one of these:

  • Sealant pulling away from one side of the joint
  • Damp patches traced to an open external joint
  • Joints with sealant missing in places
  • Old sealant gone brittle and cracked

Around Comrie, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • What the cure time is
  • Whether they seal over old material or remove it
  • Are they insured?
  • How the colour is chosen
