About our window mastic in Comrie
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for cracked internal joints between frame and plaster and gaps where the sill meets the wall, across patio & French doors, window sills and composite doors.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What sealant work can’t fix
It helps to know what we cannot do:
- Soft or decayed wood in the frame
- Damp problems in the wall away from the window
- A sash or casement that won’t close properly
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

The process
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a morning for a couple of windows and a door, and we explain the cure time before we leave. Somewhere like Comrie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises
- Mention any tricky access

What the job involves on each surface
Composite doors
Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Can I do it myself?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Your questions about window mastic in Comrie
Does the coastal weather in Comrie affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Is Comrie within the area you cover?
Yes. Comrie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can tenants book the work?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Can new window sealant be painted?
Not normally, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.
Can you do the inside joint as well?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can you reach windows above the ground floor?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
Window mastic in Comrie: local notes
Comrie is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Around Comrie, as everywhere, window mastic is only as good as the preparation behind it. If you live in an older home near Church of The Most Holy Name, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Leave it or put it right?
A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. In a place like Comrie, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What affects the cost of window mastic
Jobs vary more than people expect. What affects the quote:
- The number of rooms or windows
- The product the joint needs
- Mould in or behind the old joints
- Any working-time requirements on site
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What to tell us when you ask for a quote:
- If someone has resealed it before
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Photos by email, if that’s easy
