About our window mastic in Carnock
Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. Common call-outs are for black, perished sealant on frames and rain getting in at the frame or under the sill, on timber windows & doors, patio & French doors and window sills.
Mastic can only go onto a dry joint, so outside work in Carnock depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Soft or decayed wood in the frame
- Penetrating damp from a failed cavity tray or render
- A failed sealed unit that has misted up
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Window sills
- Composite doors
- Patio & French doors
- Aluminium frames
- uPVC windows
- Timber windows & doors
Keeping the joints in good condition
Looking after new joints is easy:
- Keep timber frames painted
- Avoid harsh chemicals near the mastic
- Clear any debris from frame drain holes
- Walk round the house once a year and look at the joints
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Frames and glazing around Carnock
Carnock is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Pittencrieff House (about 3 miles east) nearby, there’s older building stock in the area around Carnock as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
In the older streets around Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Dunfermline City station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Carnock is about 4 miles west of Dunfermline, in Fife. Carnock gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across Fife, we cover 133 places, Carnock among them. There’s also a page for Edinburgh, about 16 miles away.
All of KY12 is covered for window mastic, from the main roads to the quietest streets. Local streets include Main Street, Carneil Terrace and West Park. If you are just outside Carnock, we cover Gowkhall (1 mile east), Oakley (1 mile west), Backmuir of Pitfirrane (1 mile east), Comrie (1 mile west) and Cairneyhill (2 miles south). Within a short drive, we also cover Dunfermline (4 miles east), Kirkcaldy (15 miles east), Cowdenbeath (7 miles east), Dalgety Bay (8 miles south-east), Rosyth (5 miles south-east) and Abbeyview (5 miles east).
Near you in Carnock
In Carnock, that means homes and buildings near The Old Inn and the streets around them. Carnock’s nearest station is Dunfermline City station, roughly 3.6 miles east. Why it’s worth doing now in Carnock
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Around Carnock, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Helping us quote
Photos help, but a description is a good start. Please mention:
- Whether it has been sealed before
- Photos by email, if that’s easy
- The problem you’ve noticed
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Carnock depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
Getting ready for the visit
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints

Carnock: your questions answered
Is window mastic in a coastal place like Carnock any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Can you help a landlord with a rental near Dunfermline City station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
How long should I leave it?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Carnock.
Do you take out the old sealant first?
