Sand mastic for Carnock homes and businesses

About our sand mastic in Carnock

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. Common call-outs are for gaps where the frame meets the masonry and failed mastic on an exposed elevation, on tenement windows, sash and case windows and stone surrounds.

Mastic can only go onto a dry joint, so outside work in Carnock depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We stand behind the work with a one-year guarantee.

Landlord and commercial work in Carnock

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Why act early in Carnock

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new work lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Avoid patching sand mastic with silicone
  • Ask the planning authority about consent for listed or conservation-area homes
  • Look over the window mastic once a year
  • Ask us before painting near the mastic

Do not run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

Your questions about sand mastic in Carnock

Is sand mastic in a coastal place like Carnock any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near Dunfermline City station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

How much does sand mastic cost in Carnock?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What information do you need?

Let us know what needs doing and where. If we need more, we will ask.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Can old silicone round a sash window be swapped for sand mastic?

Yes, we do this often. All the old silicone is removed first so the mastic can sit properly.

Do you need sand mastic in Carnock?

Age is the main cause. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

The most common problems we see are:

  • A silicone bead on a sash window that spoils the look
  • Mastic worn away on windows facing the weather
  • Draughty sash windows at the surround
  • Window mastic to renew ahead of painting

If you let a flat or house near Dunfermline City station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Windows and doors in Carnock

Carnock is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you live in an older home near Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Carnock is about 4 miles west of Dunfermline, in Fife. From the centre of Carnock to the outskirts, sand mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Carnock is one of 133 places in Fife we cover for sand mastic. Edinburgh is on our list too, around 16 miles away.

All of KY12 is covered for sand mastic, from the main roads to the quietest streets. Local streets include Main Street, Carneil Terrace and West Park, all of which we cover. If you are just outside Carnock, we cover Gowkhall (1 mile east), Oakley (1 mile west), Backmuir of Pitfirrane (1 mile east), Comrie (1 mile west) and Cairneyhill (2 miles south). We also work in nearby towns such as Dunfermline (4 miles east), Kirkcaldy (15 miles east), Cowdenbeath (7 miles east), Dalgety Bay (8 miles south-east), Rosyth (5 miles south-east) and Abbeyview (5 miles east).

Landmarks near Carnock

Other landmarks nearby include Kingsgate Centre (3.2 miles east) and Queen Margaret Hospital (4.4 miles east). The countryside around Carnock includes Black Loch.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to a full day, depending on how many windows. Somewhere like Carnock may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we’re working on
