Sand mastic for homes and businesses in Torryburn
We work across Torryburn renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. If you have cement or filler used on old window joints that has cracked and crumbling sand mastic round a window, we can put it right, on sash and case windows, stone surrounds and tenement windows alike.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Your job is guaranteed for a year, as with all our work.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Leave the new mastic unpainted
- Have rotten timber repaired before new mastic goes in
- Plan mastic work ahead of painting
- Go gently near the mastic when preparing windows
Check the mastic when you check the paintwork. Small cracks are easier to deal with early.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
What sand mastic looks like in Torryburn
Torryburn is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Culross Palace (about 2.5 miles west) are a reminder that the area around Torryburn has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
For site and facilities teams at buildings such as Craigflower Preparatory School, its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as Torryburn Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Signs you need sand mastic in Torryburn
Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out, which is why we pack deep voids first and get the depth right.
Keep an eye out for these signs:
- Silicone on a period window that looks wrong
- Failed mastic on an exposed elevation
- Crumbling sand mastic round a window
- Mastic round period door frames that has failed
Rented homes near Dunfermline City station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

FAQs for Torryburn
Do you cover smaller places like Torryburn?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is sand mastic in a coastal place like Torryburn any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
What’s sand mastic made of?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How long will you be here?
A typical job takes anything from a few hours to a full day, depending on how many windows. Your quote will say how long we expect yours to take.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
What affects the quote in Torryburn
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- The size of the job
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
When you call or email, these details help:
- The address or postcode of the job
- Whether it has been sealed before
- Whether it’s a home or a business
- A few photos by email, if you can
Want a quote for sand mastic? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Leave it or put it right?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
