DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

External mastic in Low Torry, done properly

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for old sealant gone brittle and cracked and brick movement joints where the sealant has split, across brickwork movement joints, copings & trims and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Low Torry is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

All our work comes with our 12-month guarantee.

Quotes for external mastic in Low Torry

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • Access and height
  • The old material and how stubborn it is
  • How many areas need sealing

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Helping us quote

What to tell us when you ask for a quote:

  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • Roughly how big the job is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Leave the joints unpainted unless we’ve said otherwise
  • Keep water from gutters off the wall
  • Make sure movement joints are not pointed over
  • Get split or bare joints resealed while the damage is small

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. Most jobs take anything from a few hours to several days, depending on the building. Somewhere like Low Torry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • On commercial sites, let us know about site rules

How to get a quote

When to call us in Low Torry

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Failed seals between different materials
  • Joints where the bead has come unstuck
  • Old sealant gone brittle and cracked
  • Joints pointed up with cement by mistake

For site and facilities teams at buildings such as Craigflower Preparatory School, larger buildings have long runs of movement joint that eventually need resealing.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Damp that is not coming from the joint
  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

  • Render & cladding joints
  • Brickwork movement joints

External mastic in Low Torry: local notes

Low Torry is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Culross Palace (about 1.8 miles west) nearby, there’s older building stock in the area around Low Torry as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

In the older streets around Torryburn Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
