Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

About our new build mastic in Steelend

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. If you’re dealing with cracked sealant around new window and door frames and gaps between new skirting and floors, we can put it right, on show homes, skirting & floors and bathrooms & en suites alike.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Common questions in Steelend

Do you cover smaller places like Steelend?

Yes, Steelend is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do new build mastic in Steelend?

Yes. Our work covers the whole of Scotland, and Steelend is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you take on second-fix sealing for builders?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. Good preparation keeps snagging to a minimum.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Surface by surface

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant.

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. We reseal them with a flexible sealant.

What we do, step by step

The work is kept neat and contained to the area we’re working on. The job generally takes a few hours in a single home, and we tell you how long to leave it before we go. Outside jobs in Steelend need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Before we arrive

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Advice

When to call us in Steelend

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.

The most common problems we see are:

  • Skirting joints opening in the first winter
  • Smeared, uneven beads picked up at snagging
  • Cracked sealant around new window and door frames
  • Plot mastic for developers ahead of handover

In and around Steelend, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

10 questions to ask before you book

Leave it or put it right?

A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Looking after it afterwards

Looking after new joints is easy:

  • Avoid running a DIY bead over the old one
  • Avoid scourers and strong chemicals on sealant
  • Open a window or run the fan after bathing
  • Act quickly if a seal starts to leak

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
