How we quote for new build mastic

For a quick quote, just ask. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • How many areas need sealing
  • Whether the work is at height

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What we need to know

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Roughly how big the job is
  • A few pictures by email, if you can
  • Where the job is, and your postcode

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, email us at info@mrmastic.co.uk.

New build mastic in Oakley, done properly

Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. We are often asked to deal with sealant that never bonded to the surface and leaking shower tray seals in a new home, across show homes, windows & doors and kitchens.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

The process

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. Somewhere like Oakley may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Tell us if parking is tricky
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Put sealant faults on your snagging list early
  • Check bath and shower seals every few months as the house settles
  • Ventilate bathrooms well, especially in the first year
  • Follow the cure time we give you

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents as they wear the bead.

Early snagging is easier snagging. Small faults turn into leaks if left.

What we can’t put right

Before you book, it’s worth knowing the limits:

  • Deciding who is responsible under a builder’s warranty
  • Baths and trays that move too much for sealant to cope with
  • Cracked trays, tiles or worktops

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Bathrooms & en suites
  • Windows & doors
  • Kitchens
  • Plot handovers
  • Skirting & floors
  • Show homes

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

When to call us in Oakley

Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint.

Look out for any of the following:

  • Frame joints opening as the plaster dries
  • Smeared, uneven beads picked up at snagging
  • Gaps between new skirting and floors
  • Plot mastic for developers ahead of handover

For new homes near Dunfermline City station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before you book

  • How long to leave it before use
  • What happens if the job turns out different
  • Whether you can choose the colour
  • Who turns up on the day
