New build mastic for Abbeyview homes and businesses

New build mastic in Abbeyview

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. We’re often asked to deal with skirting joints opening in the first winter and leaking shower tray seals in a new home, across kitchens, show homes and plot handovers.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

New build mastic around Abbeyview

Abbeyview is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Abbeyview, as everywhere, new build mastic is only as good as the preparation behind it.

How it works

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for most snagging lists, longer for a run of plots for a typical job. Outdoor work around Abbeyview depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

How to prepare

  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints

Advice

Work for landlords, hotels and businesses

For anyone letting property in or around Abbeyview, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

When to call us in Abbeyview

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly.

Most people get in touch after spotting something like this:

  • Worktop and upstand sealant coming away
  • Messy sealant that spoils new finishes
  • Sealant applied over dusty or wet surfaces
  • New-build shower sealant that has already split

For new homes near Dunfermline Queen Margaret station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before you book

  • Is the old sealant removed completely?
  • What insurance they hold
  • How long to leave it before use
  • Which colour the sealant will be

When something else is needed

A few problems are outside what sealant work can do:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Deciding who is responsible under a builder’s warranty
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Leave it or put it right?

A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In an older home around Abbeyview, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Your questions about new build mastic in Abbeyview

Do you work for landlords with property near Dunfermline Queen Margaret station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you cover Abbeyview for new build mastic?

Yes. We work across all of Scotland, and Abbeyview is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Who should fix failed sealant in a new build?

Report it to the builder first while you’re covered. Once that’s done, or if they will not put it right, we can reseal it properly.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

When is the best time to reseal in a new build?

For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
