New build mastic for homes and businesses in Dysart
We work in new homes and on new-build sites across Dysart. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. We work on show homes, skirting & floors and kitchens, and the jobs we see most are untidy sealant flagged on a snagging list and beads laid onto grit and dust from the build.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Your job is guaranteed for a year, as with all our work.

New build mastic around Dysart
Dysart is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For new homes near Kirkcaldy station, it’s worth checking the sealant early, while snags are still fresh.
Dysart is about 2 miles east of Kirkcaldy, in Fife. Jobs in Dysart get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Dysart is one of 133 towns and villages in Fife we cover. For nearby work, see our Edinburgh page.

When to call us in Dysart
On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.
Signs it’s time to call us include:
- Joints pulling apart as timber shrinks
- Leaking shower tray seals in a new home
- Gaps behind new kitchen upstands
- Sealant that never bonded to the surface
In and around Dysart, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How the surfaces are prepared before sealing
- How the colour is chosen
- Is VAT in the price?
- What product goes in the joint
When it is not the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Plumbing faults behind the sealant
- A tray or bath that is not properly supported, until it’s fixed
- Deciding who is responsible under a builder’s warranty
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

How to look after the new joints
A little care helps the new joints last. We recommend:
- Don’t seal over failed sealant yourself
- Check bath and shower seals every few months as the house settles
- Get a leaking seal dealt with right away
- Avoid scourers and strong chemicals on sealant
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry and can be resealed later.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.
What happens if it’s left?
Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times for the lot. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.

Questions from Dysart
Can you help a landlord with a rental near Kirkcaldy station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover Dysart for new build mastic?
Yes. We work across all of Scotland, and Dysart is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Can you do several jobs on one visit?
Yes. More than one area can go on one quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Should I wait before resealing?
For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Do you work through snagging lists?
Yes. We often work straight from a snagging list. We’ll go through the sealant items and agree what we will do.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Dysart.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
What affects the cost of new build mastic
We don’t publish a price list, because jobs vary so much. The quote depends on:
- The size of the job
- The product the joint needs
- Mould in or behind the old joints
- The old material and how stubborn it is
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Helping us quote
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- What’s wrong with the joints now
- How we’d reach the joints
Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before work begins.
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. Outside jobs in Dysart need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Before we arrive
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
