FAQs for Leven

Will you come out to Leven?

Yes, Leven is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Leven station. Can you help?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Do you work through snagging lists?

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we’ll do.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Where are you based?

We work from Crawley. We cover Leven and the rest of Fife, along with the rest of our area.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

About our new build mastic in Leven

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. Common call-outs are for plot mastic for developers ahead of handover and beads laid onto grit and dust from the build, on kitchens, windows & doors and plot handovers.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Our work is backed for twelve months, in Leven and everywhere else we cover.

What affects the cost of new build mastic

You will get a clear quote before work begins. It’s based on:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • Access and height
  • The number and length of the joints

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

When you call or email, it’s useful to know:

  • The type of property
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

Want a quote for new build mastic? Please send an email to info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before any work starts.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Broken tiles or a split tray
  • Leaking fittings rather than failed sealant
  • A tray or bath that isn’t properly supported, until it’s fixed

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Use the extractor fan every time you shower
  • Keep water off fresh sealant until it has cured
  • Do not seal over failed sealant yourself
  • Photograph failed sealant before it’s redone

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents.

Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too in Leven and across Fife. Several sites can be quoted together.

Do you need new build mastic in Leven?

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.

Any of these means the joints need attention:

  • Joints pulling apart as timber shrinks
  • Gaps behind new kitchen upstands
  • Frame joints opening as the plaster dries
  • Leaking shower tray seals in a new home

If you’ve bought a new home near Leven station, the sealant around baths, showers and frames is worth checking in the first year or two.

Why deal with it now?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. In an older home around Leven, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit is usually more efficient than separate visits. We will give you a clear price for the lot.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours in a single home, depending on the amount of work. Outside jobs in Leven need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
