New build mastic in Methil, done properly

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference. We’re often asked to deal with gaps opening as the house dries out and settles and smeared, uneven beads picked up at snagging, across show homes, plot handovers and skirting & floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Big or small, it’s backed by our one-year guarantee.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep pictures and emails about snagging items
  • Wipe joints with warm soapy water
  • Open a window or run the fan after bathing
  • Avoid running a DIY bead over the old one

Follow the cure time we give you before the area gets wet. Most silicones need around a day.

Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you.

Honest limits

Before booking, it’s worth knowing the limits too:

  • Settlement cracks that need a surveyor
  • Cracked trays, tiles or worktops
  • Deciding who is responsible under a builder’s warranty

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Windows & doors
  • Kitchens
  • Skirting & floors
  • Plot handovers
  • Bathrooms & en suites
  • Show homes

The process

The work is kept neat and contained to the joints we are treating. Expect the work to take a few hours in a single home. Somewhere like Methil may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

Signs you need new build mastic in Methil

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used.

Look out for these signs:

  • Kitchen sealant that has pulled off the wall
  • Plot mastic for developers ahead of handover
  • Gaps opening as the house dries out and settles
  • Untidy sealant flagged on a snagging list

Around Methil, as everywhere, new build mastic is only as good as the preparation behind it.
