New build mastic for Windygates homes and businesses

New build mastic in Windygates, done properly

Across Windygates, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. If you have leaking shower tray seals in a new home and gaps between new skirting and floors, we can put it right, whatever the surface.

For a place like Windygates, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

Why deal with it now?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it cannot bond to what’s underneath. A lasting seal starts with removing the old one completely. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What you get with us

  • A choice of colours where the product allows
  • Sanitary silicone with an anti-fungal additive in wet areas
  • A sealant colour to suit the surroundings
  • Homes, businesses and hotels

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Report sealant problems to your builder during the snagging period
  • Wipe joints with warm soapy water
  • Follow the cure time we give you
  • Ventilate bathrooms well, especially in the first year

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Windygates questions

I let a flat near Cameron Bridge station. Can you help?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Windygates for new build mastic?

Yes. Our work covers the whole of Scotland, and Windygates is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Where is Mr Mastic based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Is it normal for sealant to crack in a new home?

Cracking in the first couple of years is common as timber and plaster dry out. Poor preparation at handover adds to it.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Landlords, agents and businesses in Windygates

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A tray or bath that is not properly supported, until it’s fixed
  • Your warranty claim itself, which is between you and the builder
  • Plumbing faults behind the sealant

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job generally takes a few hours in a single home. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Clear items away from the joints we’re working on
  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height

  • Any mould that needs treating
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What we need to know

When you call or email, these details help:

  • Where the job is, and your postcode

  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
