New build mastic in Cupar

New build mastic in Cupar, done properly

Across Cupar, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method doesn’t change: cut out, clean, prime where needed and reseal neatly. Typical jobs include cracked sealant around new window and door frames and skirting joints opening in the first winter, across kitchens, windows & doors and skirting & floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work is covered by a one-year guarantee.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on how much there is to do. Somewhere like Cupar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

How we quote for new build mastic

There’s no set price list. The quote depends on:

  • The number of rooms or windows
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • How we’d reach the joints
  • Photos by email, if that’s easy
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Why deal with it now?

It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times for the lot. In an older home around Cupar, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Keep water off fresh sealant until it has cured
  • Resist patching a failed seal with a tube from the DIY shop
  • Clean sealant with mild detergent, not abrasives
  • Put sealant faults on your snagging list early

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing.

Early snagging is easier snagging. Small faults turn into leaks if left.

Surface by surface

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish. We will plan around viewing times.

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
