Ceres questions

Do you work for landlords with property near Cupar station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover Ceres for new build mastic?

Yes, Ceres is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

How long does the job take?

Typically it takes a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

My new home is still under warranty. Should I contact you?

Report it to the builder first while you’re covered. Once that’s done, or if they won’t put it right, we’ll cut it out and reseal it.

Why does sealant fail so quickly in new builds?

There are normally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

Is the work guaranteed?

Yes, always. Each job is guaranteed for twelve months, wherever you are.

New build mastic in Ceres

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. If you’re dealing with sealant work across a run of new homes and cracked sealant around new window and door frames, we can put it right, whatever the surface.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Every job comes with a 12-month guarantee.

Skirting and floors

Gaps under skirting are one of the most common new-build snags. We seal it with a flexible sealant that copes with the movement.

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

What we cannot put right

In fairness, some problems need a different trade:

  • Settlement cracks that need a surveyor
  • Deciding who is responsible under a builder’s warranty
  • Leaking fittings rather than failed sealant

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Why act early in Ceres

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit is normally more efficient than separate visits. We will give you a clear quote for the lot.

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Ceres need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each joint is checked for movement before work begins.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can

Advice

Quotes for new build mastic in Ceres

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • How easy the joints are to reach
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
