Trusted sand mastic in Ceres

Sand mastic in Ceres

Fresh sand mastic forms a skin quite soon, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We work on tenement windows, timber door frames and stone surrounds, and common reasons people get in touch are open joints round the window box and wind and rain getting in round a sash window.

In and around a place like Ceres, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

We stand behind the work with a 12-month guarantee.

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a single window, longer for several. Somewhere like Ceres may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

What we’re called out for in Ceres

Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they generally need raking out.

If you can see any of these, it’s time to have the joints looked at:

  • Tired mastic found when preparing windows for paint
  • Mastic dropping out of the joint
  • Weathered mastic on the most exposed windows
  • Draughty sash windows at the surround

For landlords with property near Cupar station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Choosing a sealant specialist

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for property managers and facilities teams in Ceres and across Fife. We can quote a run of properties together, and we’re fully insured for the work.

Ceres questions

Will you come out to Ceres?

Yes, Ceres is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Cupar station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

When will the new mastic be hard?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.

Can old silicone round a sash window be swapped for sand mastic?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Do you have insurance?

Yes, we are fully insured.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Do I need permission for sand mastic on a listed building?

It’s best to ask your local planning authority first. Sand mastic is often favoured as like for like but the decision is theirs.

Ceres homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Hill of Tarvit (about 1.3 miles west) nearby, there’s older building stock in the area around Ceres as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Ceres Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Ceres is about 10 miles north-east of Glenrothes, in Fife. Jobs in Ceres get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. What sealant work cannot fix

New sealant can’t fix everything, and we’ll tell you before work begins. Sealant will not put right:

  • Timber that has rotted
  • Whether work needs listed building consent
  • Cracked or broken glass

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Why act early in Ceres

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
