Sand mastic for Methil homes and businesses

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How we handle sand mastic in Methil

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. Common call-outs are for cracked mastic round a front door frame and mastic dropping out of the joint, across tenement windows, stone surrounds and sash and case windows.

Mastic can only go onto a dry joint, so outside work in Methil depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours per window, depending on the condition of the joints. Outdoor work around Methil depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Quotes for sand mastic in Methil

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • The product the joint needs
  • Whether there’s mould to deal with
  • The size of the job

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Why act early in Methil

Not every filler suits an old window surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. In an older home around Methil, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Why book with us

  • Approved under the ARBOMaster scheme

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Masonry that needs repairing
  • Planning or listed building consent (your local planning authority decides)
  • Sashes that rattle, stick or will not open

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How the job changes by surface

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Stone surrounds

We take care not to mark the stone when the old mastic comes out.

Methil questions

Do you work for landlords with property near Cameron Bridge station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does living near the coast affect sand mastic in Methil?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Is the work guaranteed?

All our work has a 12-month guarantee.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Inspect the joints round the windows every year or so
  • Have rotten timber repaired before new mastic goes in
  • Avoid heavy scraping on the mastic joint
  • Plan mastic work ahead of painting

Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.

Windows and doors in Methil

Methil is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Kirkland High School and Community College, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Cameron Bridge station, cracked sand mastic around sash windows lets in the draughts tenants complain about. In the older streets around Methil Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
