Methil questions
Will you come out to Methil?
Yes, Methil is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Cameron Bridge station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Bathroom resealing in Methil, done properly
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for water getting behind the bath panel and a joint torn by a bath that flexes, on baths, shower trays & enclosures and kitchen worktops & upstands.
For a place like Methil, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
There’s a 12-month guarantee on every job, whatever its size.

What bathroom resealing looks like in Methil
Methil is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Methil Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Kirkland High School and Community College, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Cameron Bridge station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Different surfaces, different methods
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- A bath or tray that moves because it is not properly supported
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Kitchen worktops & upstands
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
- Shower trays & enclosures

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What we do, step by step
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work usually takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Methil depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
Before we arrive
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules

Why act early in Methil
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Do not let bottles sit on the bead
- Open a window or run the fan so the room dries
- Give the silicone its full cure time
- Look for lifting corners and small gaps now and then
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
